Before you even get started ask yourself one question prior to choosing a realtor for being involved in your family's future well being:
"Do I want to go with some guy who just got into the industry in the last few years, who has little to no experience, who is highly dependent on the current housing bubble for his personal success and will pressure you to buy or sell, or,
do I want to choose an experienced realtor who's been in the industry for 25+ years, who works for an established and reputable real estate company, and understands how to successfully accomplish his clients needs regardless of all the ups-and-downs in the market?"
We chose Don Wilson as that experienced, personable, and well prepared realtor for our home sale. And his 25+ years of experience with difficult and complicated transactions paid off for us.
In short, we were selling a condo, that for a number of reasons involving the property's HOA, could only be sold to an all-cash buyer. Before we ever listed Don provided a detailed "work-up" of what our property was worth with a clear understanding of why. Don took the time to go through a comprehensive portfolio about our property as well as the local market. He made it clear what we could expect to list our condo for, along with all of the costs to sell the property, and had market data to support the expectations...there was no guessing or estimating involved. Also, nothing was ever hidden or unknown, we knew from the beginning what items we would be expected to pay for as the sellers. We also knew well in advance what we would hope to achieve in equity. NOTHING was ever hidden and in actuality Don was refreshingly upfront on everything.
Don took the time to do a lot of pre-work prior to listing the property in order to ensure that a potential buyer had all the contingencies completed ahead of time and that there would be no doubts about the property, and therefore there would be no significant reasons to back out of a transaction once we were in contract.
In fact, prior to going forward with any of the potential buyers, Don always ensured that those buyers had reviewed all the disclosures ahead of time, prior to them even making an offer. The benefit was that once we were in contract there would be the highest probability of closing escrow.
Don was also always available by phone, even when we had the smallest questions. He is patient, calm, and friendly, and works hard to ensure his client is fully aware and that all questions are answered, and that his client's needs are addressed.
Don also helped guide us through the process of determining what we should list the property at, and with his guidance we as sellers selected an aggressive yet competitive list price. It's important to note that Don never directly told us what to list at, rather he made suggestions and provided data to support the suggestion, but ultimately left it to us to decide with no pressure. This was easy to do since he had done extensive work on finding the data to support a perfect listing price.
After listing we immediately began to receive multiple offers and we were in contract by the end of the week. Don's true talent really shined through as he worked with other "less-than-reliable" realtors and brought us the multiple offers. We then sold the property at exactly our asking price, a tremendous feat considering that only a cash-offer could be accepted.
You have to remember that selling or buying a home is firstly a business transaction, and that as such you need a reliable, dependable realtor to facilitate that transaction for the betterment of your family, not "some guy that sold a house once or twice." Take it from me, a family man, that Don is the only guy you should choose and trust to carefully handle your family's nest egg.
I am what you would call a senior citizen and when all my children moved away, I was forced to face reality and sell my home of Forty Years. Don sold my Moms duplex. After signing contracts to list with Don,he advised my Mom to give notice to her two tenants. Once they vacated,we met with Don at the duplex. One unit was fine,but the other needed a complete remodel. A few days later,we had a home & pest inspection. A lot of work needed to be done before we could sell it. We hired SMTC to do repairs to clear inspection and also to remodel the one unit. Don was there for everything. There were a lot of decisions to be made and Don helped us with those decisions. He advised us on the remodel. He said it wasn't what we liked,but what the buyer would like.A lot of buyers liked it! Don worked real hard for us. Taking over the house has been an exciting and eye-opening experience--we forgot how much there is to do for a new place!
So far we have been to the house just during the day, and our moving in date is still in the air. I just wanted to take a minute of your time to praise the extraordinary services of one of your Agents. In July 2010 Don Wilson and I crossed paths on a purchase in which the property was an investor flip and your in-house lender could not finance flipped properties. Don and his buyer were referred to me through the listing agent. Since our first transaction together I have worked on two additional files of Don's, both successfully closing earlier this year.
This letter however is not about Envoy Mortgage or me, but about how wonderful of an Agent Don Wilson is. In my nine years experience this is the first letter I have written to a broker relating to a sales person of theirs.
Don is knowledgeable about his market, the homes he represents and how to handle first time buyers through move up buyers. Each time we have worked together he is calm and always treats everyone involved with respect.
On one particular deal that was taking place in the middle of changes to the minimum credit score for FHA, Don was representing both the seller and buyer. We had an issue where the loan was pre-qualified, but not locked as it was not yet in contract. Once in contract the score did not meet the new guidelines. Don was able to keep his sellers informed and calm and I believe because of his "Get it done" attitude we were able to hang in and close the deal. Everyone in that transaction ended up overjoyed with the services provided. I believe it says a lot for someone's character to not shy away from a tough conversation and to follow through on their word and that's exactly what Don did.
